UAE’s Azizi Developments plans residential, hotel, retail and entertainment space within the tower.

Dubai’s skyscraper pipeline includes ten projects above 341 metres across Sheikh Zayed Road, Business Bay, Dubai Marina and Downtown Dubai.

Burj Azizi leads the ranking at 725 metres. Branded residences dominate the list, alongside hotels, retail space, restaurants and observation facilities.

All of the listed projects will be completed between 2027 and 2031 as per their respective developers.

1. Burj Azizi

Burj Azizi will rise 725 metres above Sheikh Zayed Road with 133 floors.

UAE’s Azizi Developments plans residential, hotel, retail and entertainment space within the tower. Proposed facilities include observation areas, restaurants and luxury hospitality inventory.

Azizi Developments targets completion during 2028. Industry project records carry a later expected delivery date of 2030.

2. Burj Binghatti Jacob and Co Residences

Burj Binghatti Jacob and Co Residences will reach 595 metres in Business Bay.

UAE’s Binghatti plans 105 floors within the branded residential development. Apartments, villas and multilevel penthouses will occupy the tower.

Jacob and Co branding extends across the project’s architecture, interiors and high-value residential inventory.

3. Tiger Sky Tower

Tiger Sky Tower will rise 532 metres above Business Bay.

UAE’s Tiger Properties plans 848 residences across 115 storeys. Elevated facilities include an infinity pool, restaurant and indoor rainforest.

Current development schedules place completion during 2029. Residential inventory includes apartments and penthouses across several unit configurations.

4. Six Senses Residences Dubai Marina

Six Senses Residences Dubai Marina will reach 517 metres and contain 251 homes across 122 storeys.

UAE’s Select Group has allocated more than 60,000 square feet to fitness, wellness and resident facilities.

Construction records place the project at 25 per cent completion. Select Group schedules handover during 2029, replacing an earlier 2028 delivery target.

5. Franck Muller Aeternitas Tower

Franck Muller Aeternitas Tower will add 450 metres to Dubai Marina’s high-rise inventory.

London Gate plans 106 floors within the branded residential project. Swiss watchmaker Franck Muller will provide design and branding elements.

Project specifications include a large clock structure integrated into the upper section. Current delivery guidance places completion in the second quarter of 2027.

6. Al Habtoor Tower

Al Habtoor Tower will reach approximately 400 metres within Al Habtoor City.

UAE’s Al Habtoor Group plans 91 floors and 1,740 residences inside the canal district development.

Earlier industry databases recorded a height of 345 metres. Al Habtoor Group’s updated project specifications position the tower above several Downtown Dubai developments.

7. Binghatti Skyblade

Binghatti Skyblade will rise 357 metres on Burj Khalifa Boulevard.

Project records identify 66 floors. Binghatti lists 55 residential levels alongside podium, mechanical and roof sections.

Binghatti schedules completion during the fourth quarter of 2027. Residences will occupy a central Downtown Dubai site near major retail and hospitality assets.

8. Trump International Hotel and Tower Dubai

UAE’s Trump International Hotel and Tower Dubai will reach 350 metres with 80 floors.

Dar Global plans a five-star hotel, branded residences and a private members club near Downtown Dubai.

Residential inventory includes premium apartments and penthouses. Current project schedules place final handover in December 2031.

9. Rixos Financial Centre Road Dubai Residences

Rixos Financial Centre Road Dubai Residences will rise 348 metres near Dubai Fountain Street.

East and West Properties plans 87 floors within the residential development.

Project designs include branded apartments, resident facilities and hospitality services linked to the Rixos brand. Industry records schedule expected completion during 2027.

10. Mercedes-Benz Places by Binghatti

UAE’s Mercedes-Benz Places by Binghatti will reach 341 metres in Downtown Dubai.

Binghatti plans residential units, penthouses and more than 1.3 million square feet of built space.

Mercedes-Benz design elements will feature across the tower’s architecture and interiors. Residential facilities will include leisure, mobility and private amenity areas.
