Unveiling the next chapter of the iconic Dubai Creek Harbour

Unveiling the next chapter of the iconic Dubai Creek Harbour

An exclusive insight into the heart of Dubai’s future urban epicenter by Emaar.

The Creek’s legacy and Emaar’s next-generation waterfront district

The story of this prolific emirate began at the water’s edge. Dubai Creek was once upon a time the city’s original commercial and cultural artery. That legacy now underpins one of Emaar’s most visionary undertakings: Dubai Creek Harbour. A masterplan designed to reconnect and ground the city with its historic roots while building an entirely new chapter of urban life around them.

Positioned just three kilometres from the Ras Al Khor Wildlife Sanctuary and within a ten-minute reach of Downtown Dubai, the site enjoys direct views of the Burj Khalifa across the water, tying Dubai’s newest major urban node to its most iconic one.

The masterplan is designed on four founding principles: strong urban relationships, nodes of activity connecting neighbourhoods, a public open space strategy linking all districts, and a robust road structure ensuring clear arrival and accessibility.

The masterplan scale is considerable: 5.65 million square metres of land translating into residential gross floor area of more than 9.1 million square metres. It comprises of sprawling districts including Creek Island, Creek Beach, the Bridges District and Greengate. While some are already thriving and others are under construction, yet about 70 per cent of the masterplan area remains to be developed, making it one of the largest active real-estate investment opportunities left in the emirate.

Once complete, the masterplan in its entirety is expected to house over 200,000 residents across and 75,500 homes. It also boasts 8 hotels, 7 schools, 14 nurseries, 11 mosques and 27 healthcare facilities making it a holistic residential realm.

Harmonizing connectivity with world-building

Dubai Creek Harbour has been engineered with multi-modal connectivity as a foundational element rather than an afterthought. Sheikh Zayed Road lies within easy reach, Dubai International Airport sits close by, and the development connects directly to the metro’s upcoming Blue Line, placing it strategically within the city’s wider transport network.

The public transport provision is comprehensive too, with three Blue Line metro stations, including the iconic Emaar Properties metro station – the highest metro station in the world, a robust network of 17 bus stops and dedicated bus routes, and a well-curated network of bridges which link the various northern residential districts to the landmark and retail zones of the south.

Active mobility receives equal weight here as well, with more than 35 kilometres of dedicated and shared cycling routes connecting every district, alongside a dense pedestrian network and micro-mobility corridors along shaded, tree-lined streets.

Open Spaces: A destination where nature and urbanity coexist

Open space determines how people experience Dubai Creek Harbour once they arrive. Publicly accessible open space accounts for 13 per cent of the entire development, touching nearly every residential block via a central organising idea: the “Discovery Loop.”

This seven-kilometre loop threads through the masterplan, linking nodal gardens and plazas into one continuous, walkable circuit. Along it sits a curated network of distinctive green, nature-centered spaces each offering exceptional public spaces, diverse retail, waterfront living and world-class connectivity.

The wider credentials anchoring around nature are considerable: 15 parks, four ecological green corridors, a 4.5-kilometre waterfront promenade and a 600-metre urban beach, alongside a sanctuary which houses 450 species of flora and fauna. This is a masterplan built to make exploration intriguing as well as effortless. Further “special moments” recur across the wider public realm — fitness areas, nature playgrounds and lawns — contributing to a masterplan-wide promise of “nature on your doorstep.”

A new residential district with Dubai Square Mall at its heart

The newly launched district at Dubai Creek Harbour blends shopping, dining, entertainment, hospitality, residential towers and commercial spaces into one integrated quarter which is directly connected to the iconic Emaar Properties Metro Station.

At the social center of it sits Dubai Square Mall, a retail destination which Emaar positions as fundamentally different from the other malls that have long defined Dubai’s retail landscape. The scale of it is significant: 98,179 square metres of retail GFA. This outdoor retail concept with multiple entrances and exits is slated to be the world’s first drive-through mall. This district also consists of an upcoming landmark around which residential towers’ massing has been optimised to maximise views.

Residential development plans surrounding this visionary core continues at pace and delivers yet another lucrative investment opportunity as Emaar introduces Valia: the first of many high-rise towers located near Dubai Square Mall. A collection of luxury apartments of 1- to 4-bedrooms with average prices starting from AED 2.1 million.

Taken together, the residential momentum commencing in this district starting with Valia, Dubai Square Mall’s visionary retail ambition, the superlative internal as well as city-wide connectivity and the open space planning contribute to one single intent. Dubai Creek Harbour leads the city’s future of urban living as a meticulously planned destination where retail, mobility, landscape and nature converge. It is poised to become the beating heart of the city’s next era of growth.
