UAE developer unveils plans for ultra-premium homes at new Mediterranean development

Buyer enquiries have opened through Modon’s UAE, Egypt and international contact channels.

UAE developers Modon Holding and Nammos Hotels & Resorts will develop an integrated branded destination at Ras El Hekma in Egypt.

Modon announced Nammos Ras El Hekma on July 16 2026. Plans cover 72 branded residences, a 79-key resort, retail, dining, wellness and beach facilities. Wadi Yemm, Ras El Hekma’s first delivery precinct, will host the project.

Modon has not disclosed construction costs, completion dates or the residential sales schedule.

Residences and hotel expand Wadi Yemm capacity

UAE’s Nammos Residences will contain 72 one-to-four-bedroom apartments and a penthouse. Nammos Resort will provide 79 keys across five accommodation categories.

Hotel inventory spans junior suites, one-and-two-bedroom suites, presidential suites and celebration suites. Residents and guests will access swimming pools, cabanas, spa facilities, a wellness centre, private dining areas and a kids’ club.

Nammos Village will combine retail, art, wellness and hospitality within the coastal precinct. Nammos Restaurant and Beach Club will add pools, private cabanas, sunbeds and direct beach access.

Architectural plans use arched forms, sculpted massing, limewashed surfaces and natural materials. Design teams drew on Mediterranean and Cycladic traditions to connect interiors with landscaped outdoor areas.

Nammos Hotels & Resorts will make its first fully integrated entry into Egypt through the development. UAE Modon expects the combined accommodation and leisure offer to support year-round residential and visitor demand.

Wadi Yemm secures second luxury hospitality brand

Nammos joins Modon’s expanding hospitality pipeline at Wadi Yemm during 2026.

Modon announced a separate partnership with Montage Hotels & Resorts on May 17 2026. Montage Ras El Hekma will include 200 guestrooms and suites, alongside 96 branded villas.

Montage plans six dining venues, beachfront lagoons, a 13-treatment-room spa and an Owners’ Clubhouse. Combined plans allocate 279 hotel rooms and suites across the two branded developments.

Residential inventory reaches 168 homes, comprising 96 Montage villas, 72 Nammos apartments and one additional Nammos penthouse.

Bill O’Regan, Group CEO of Modon Holding, linked the Nammos agreement with Ras El Hekma’s residential, leisure and investment plans.

Petros Stathis, Chairman of Nammos, identified Egypt’s North Coast as a platform for the hospitality company’s international expansion.

Carolyn Turnbull, CEO of Nammos Hotels & Resorts, focused on combining residences with hotel, dining and wellness services.

Modon has not disclosed operator fee structures, expected room rates or residential pricing for either development.

Ras El Hekma advances $35bn masterplan

Ras El Hekma forms part of a $35bn (AED128.5bn) masterplan covering 170.8 million square metres.

Modon expects the city to attract $110bn (AED404bn) in investment by 2045. Wadi Yemm represents the first of 17 planned precincts to enter delivery.

Masterplan infrastructure includes an international airport, high-speed rail connections, highways, marinas and a dedicated cruise terminal. Ras El Hekma spans 44 kilometres of Mediterranean coastline.

Plans allocate land for residential, educational, tourism, cultural and mixed-use districts. A central business and financial district will anchor commercial activity across the city.

Modon forecasts annual GDP contributions of about $25bn (AED91.8bn) after completion. Company projections also quantify employment at approximately 750,000 jobs.

Transport connections place Ras El Hekma within four hours’ flying time of almost half the global population. Modon has not published delivery schedules for the airport, rail lines or cruise infrastructure.

North Coast residential inventory broadens

Nammos broadens Ras El Hekma’s housing mix with apartments alongside Montage’s branded villa collection.

Hospitality capacity also diversifies through separate room categories, dining formats and private ownership products. Modon’s phased precinct programme concentrates initial construction inside Wadi Yemm before wider city delivery.

Planned cultural assets include the Ras El Hekma Lighthouse and an amphitheatre with a capacity for 10,000 guests. Nammos Ras El Hekma will add private dining, wellness, retail and beach operations within the same precinct.
