Mr. Eight Branded Residences is redefining coastal living by integrating a private Riva motor yacht into its new LE CHÂTEAU PIÉTRUS ecosystem on Dubai Islands.

In Dubai’s luxury property market, the old formula is becoming less persuasive.

For years, developers competed on location, architecture, views and branded interiors. Those elements still matter. But in the city’s most competitive residential segments, a new question is becoming more important: what does ownership actually give a buyer access to?

Mr. Eight Branded Residences has added a Riva Dolceriva — a 48-foot open motor yacht from Riva, the Italian yacht brand owned by Ferretti Group — to its growing residential ecosystem on Dubai Islands. The yacht is currently under construction and is expected to become available to residents by the time the company’s first island residences begin operations.

The Riva Dolceriva is a clear example of that strategy.

The yacht measures 14.92 metres in overall length, with a beam of 4.26 metres. Handcrafted in Italy, it is known for the sculptural lines, polished surfaces and refined detailing that have made Riva one of the most recognisable names in yachting.

The Dolceriva is not simply a day boat. It includes a private cabin, a bathroom, an indoor lounge area and generous outdoor spaces designed for open-air living at sea. In practical terms, it allows residents to move from the apartment to the water without leaving the lifestyle environment attached to the residence. A morning cruise, a sunset trip along the coastline or a private arrival by sea becomes part of the offer.

According to the company, the yacht is being introduced in cooperation with Triple A Marina, the official regional representative for Riva and Ferretti Group yachts.

We understand it will be the first Dolceriva of its kind in the UAE connected to a branded residential ecosystem. It is also highly suitable for Dubai’s climate, with powerful air conditioning, exceptional comfort on board and strong stabilisation, which makes the experience at sea smoother and more enjoyable. For us, the yacht is not a separate amenity — it is part of the same lifestyle story as the residences, the marina, the restaurant-bakery and the open-air lounge terrace by the pool. The strategy is especially relevant on Dubai Islands, one of the city’s most ambitious coastal districts. The masterplan is being shaped around beaches, marinas, hospitality, retail and waterfront living. For developers building there, the sea is not just a view. It is the central part of the proposition.

That is where LE CHÂTEAU PIÉTRUS enters the picture.

The new boutique club residence is located next to the marina and is being positioned around yachting culture, European hospitality and fully serviced coastal living. The project is planned as a fully furnished residence with marina views, refined interiors and a private club-style atmosphere.

Designed by Massimo Castagna, the Exteta × Riva line translates Riva’s boating heritage into outdoor furniture. The collection includes sofas, armchairs, lounge chairs, tables and sun loungers created for terraces, decks and poolside spaces. In the context of LE CHÂTEAU PIÉTRUS, those pieces are not simply decorative. They are part of the project’s attempt to create a residential environment that feels closer to a private yacht club than a standard apartment building.

For residents, these are not generic outdoor pieces. They are iconic design objects connected to one of the most recognisable names in Italian yachting. The result is a terrace environment where the furniture, the pool, the marina and the yacht all belong to the same visual and emotional language.

The project comprises only 86 fully furnished and fully serviced waterfront homes, including 73 two-bedroom residences of approximately 1,000 to 2,500 sq ft, 12 three-bedroom residences of approximately 1,500 to 2,600 sq ft, and one exceptional four-bedroom penthouse spanning around 7,000 sq ft. Prices start from AED 3.75 million (approximately USD 1.02 million), while the penthouse is priced at AED 27 million (approximately USD 7.35 million).

Its 35/65 payment plan makes the purchase structure clear and accessible: 20% is payable upon booking, followed by 5% within six months, 5% when construction reaches 20%, and a further 5% when construction reaches 75%. This means only 35% of the property price is paid during construction, with the remaining 65% due upon handover, scheduled for Q3 2028. Resale is permitted once 24% of the property value has been paid. By linking key instalments to actual construction progress and deferring the majority of the purchase price until completion, the plan offers buyers greater transparency and a balanced entry into a premium Dubai Islands property.
