How Dubai Metro Blue Line could transform Dubai Creek Harbour
The expansion of the metro network is set to completely reshape Dubai Creek Harbour and International City.
The expansion of Dubai’s Metro network is set to transform two major communities across the city.
The two communities in question are Dubai Creek Harbour and International City.
The Dubai Metro Blue Line is scheduled to open in September 2029.
Construction began on the Dubai Metro Blue Line in 2025, and will serve 14 stations across the new 30km route.
Upon completion, it will connect Dubai International Airport, Mirdif, Al Warqa, International City 1 and 2, Dubai Silicon Oasis, Academic City, Ras Al Khor Industrial Area, Dubai Creek Harbour and Dubai Festival City.
However, according to Allsopp & Allsopp’s transaction and yield data, the two communities that will benefit most for the improved rail connectivity is that of Dubai Creek Harbour and International City.
Dubai Creek Harbour
Dubai Creek Harbour is one of the most popular places to live in the city.
It is now competing head-on with some of the emirate’s most established premium areas such as Dubai Marina and Downtown Dubai.
Dubai Creek Harbour has featured as a top-3 transacting apartment area in Allsopp & Allsopp’s monthly reports repeatedly throughout 2026.
New metro access will only serve to further solidify its standing across Dubai.
Creek Harbour’s waterfront setting and skyline views have already made it one of Dubai’s most in-demand new-build communities.
However, improved connectivity is going to be welcomed in an area that relies primarily on road access.
The expansion of the Dubai Metro Blue Line that will serve Dubai Creek Harbour is going to remove one of the main friction points that currently impacts the area.
International City
International City may not rank as high as Dubai Creek Harbour in terms of the most in-demand communities to live in Dubai.
According to Allsopp & Allsopp, the area is very consistent and regularly places in the Top 10 apartment yields.
In the Allsopp & Allsopp report, the UAE real estate company said, “For investors specifically, that combination matters: a community already delivering strong gross rental yields, gaining direct metro access, is a genuinely attractive setup.”
What should investors do now?
Allsopp & Allsopp have advised caution to some investors, highlighting how infrastructure projects like the Dubai Metro Blue Line to take years to be completed, and sometimes the estimated project delivery timelines can be pushed back.
They believe the real opportunity for buyers is often in the run-up, before pricing has caught up to the improved connectivity.
“Both Creek Harbour and International City already have a genuine performance track record behind them, which makes this less of a speculative infrastructure bet and more a case of added upside to two communities that were already working.”
