Dubai’s Meraas awards $272m contract for 272 new homes

Meraas awards a nearly $272m contract for 272 new villas and townhouses at Nad Al Sheba Gardens in Dubai, with completion due in 2028.

Dubai developer Meraas has awarded a contract worth nearly AED1bn ($272m) to build 272 villas and townhouses at Nad Al Sheba Gardens.

GCC Contracting will construct the homes in Phase 7 of the Dubai development, including 130 villas ranging from four to seven bedrooms and 142 three-bedroom townhouses.

Construction has started, with completion scheduled for the second quarter of 2028.

The contract also covers pool houses, essential utilities and infrastructure works within the development. Meraas is a member of Dubai Holding Real Estate.

Khalid Al Malik, CEO of Dubai Holding Real Estate, said the expansion reflects growing confidence in Dubai’s real estate market and reinforces the city’s position as a global destination to live, work and invest.

Dubai Nad Al Sheba Gardens expansion

He added that Meraas remains committed to delivering modern homes combining accessibility with sustainable value for residents and investors.

Bipin Chandran, CEO of GCC Contracting, said the company is committed to delivering Phase 7 to high international standards through technical expertise, precision and attention to detail.

272 new homes

The 272 homes covered by the new construction contract comprise:

  • 130 villas with four to seven bedrooms
  • 142 townhouses with three bedrooms
Nad Al Sheba Gardens includes walking, running and cycling tracks, children’s play areas, multi-sport facilities, swimming pools and yoga spaces.

Residents also have access to retail and dining facilities at Nad Al Sheba Gardens Mall.
