Dubai luxury villa sells for record $29mn
It includes nine bathrooms, four living areas, a home office, private cinema, bar lounge and rooftop terrace.
A six-bedroom villa in Jumeirah Golf Estates has sold for $29 million (AED110 million), setting a new residential sales record for the residential neighbourhood.
The deal, completed by BXB Estates, was nearly double the previous reported record of AED58 million for a completed villa in Jumeirah Golf Estates.
The property has a built-up area of 21,714 square feet and sits on a 15,873-square-foot plot.
It includes nine bathrooms, four living areas, a home office, private cinema, bar lounge and rooftop terrace.
The villa also has a private gym, sauna, treatment suite and hairdressing room.
Villa was not listed for sale
The property had not been publicly listed and had already been reserved by another buyer.
It was shown to the eventual buyer as an example of work completed by BCI Fitout. The buyer later expressed an interest in purchasing the home, leading to private negotiations handled by Alfie Tabrez, Managing Partner of BXB Estates.
“At the very top end of the market, the best opportunities are rarely advertised. They’re created through trusted relationships built over many years, a clear understanding of what the client is looking for,” Tabrez said.
The company did not disclose the identity or nationality of the buyer.
Jumeirah Golf Estates attracts ultra-prime buyers
The transaction raises the price benchmark for Jumeirah Golf Estates, which has become one of Dubai’s main luxury villa communities.
Buyers in the area are typically drawn by larger plots, privacy, golf course views and access to established community facilities.
The AED110 million sale also reflects continued demand for completed luxury homes, particularly properties with large internal areas and private wellness and entertainment facilities.
Dubai’s top-end residential market has continued to attract wealthy international buyers despite wider geopolitical and economic uncertainty across the region.

Ultra-prime deals have traditionally been concentrated in areas including Palm Jumeirah, Emirates Hills and Jumeirah Bay Island, although record prices are increasingly spreading into other established villa communities.
