Demand surges for Dubai’s ultra-prime waterfront homes
A Dubai developer has recorded $29.9 million in villa sales during the first-half of 2026.
A Dubai-based developer has enjoyed a phenomenal start to 2026, despite the ongoing unrest and uncertainty across the region.
ATARA Development has generated $29.9 million (AED110 million) in villa sales since the turn of the year.
Those numbers have been driven primarily through the sales of its luxurious Kaia and Haia residence on Pearl Jumeriah.
It only serves to further underscore the growing demand for waterfront homes across Dubai.
Another trend emerging is that if ultra-high-net worth buyers being increasingly more selective when purchasing their real-estate investments.
At the very core of ATARA’s diverse portfolio is the Isola flagship villas that are located in the heart of Pearl Jumeriah.
Isola demonstrates the developer’s focus on expansive, design-led residences that combine architectural distinction with waterfront living.
Kaia, Haia, La Mer and Marea also standout for ATARA.
Despite the uncertainty caused by the ongoing US-Iran war, overseas investors are continuing to double-down on investments in Dubai.
However, it is becoming evident that demand is shifting beyond branded developments towards completed, large-format residences that offer privacy, individuality and timeless design.
Umid Bazarov, COO at ATARA Development, said that demand is moving beyond location alone and that buyers increasingly want homes with a clear architectural identity, exceptional craftsmanship and spaces that feel genuinely unique.
“Rather than repeating the same blueprint across multiple developments, we’ve focused on creating distinct collections inspired by nature and the surrounding environment. That approach is resonating with buyers seeking long-term value, authenticity and design that cannot simply be replicated at scale,” said Bazarov.
Bazarov added that the evolution in buyer preferences is reflected in ATARA’s signature collection-led approach to design.
Building on the success of its Pearl Jumeirah portfolio, ATARA continues to expand its development pipeline across Pearl Jumeirah, Dubai Islands and Al Marjan Island.
Complementing its bespoke villa portfolio, the developer is also expanding into branded residences through The Sheraton Residences Al Marjan Island Resort, developed in partnership with Marriott International.
Through its growing collection of large-format island residences, distinctive design philosophy and carefully curated development pipeline, ATARA is reinforcing its position as a boutique developer defined by design, detail and distinction.
