Dubai reveals new Golden Visa service

Golden Visa holders can also sponsor family members, subject to the approval process set by the relevant authorities.

Dubai Holding Real Estate has launched a dedicated Golden Visa and investor residency facilitation service at the Meraas and Nakheel sales centre in Dubai.

It places residency guidance inside the property purchase process for eligible buyers across its portfolio.

Applications will go through an accredited visa service provider while Meraas and Nakheel will act strictly as facilitators.

Existing customers can also use the service, according to Dubai Holding Real Estate, which said the set-up gives buyers in-person guidance on eligibility, documentation and application requirements at the same location where they select a home.

Residency support inside the sales journey

Dubai Holding Real Estate said the service is built around the point where purchase decisions happen, giving sales teams, brokers and buyers a single process inside the sales centre rather than sending customers to separate channels for property and residency steps.

Company officials describe the service as a way to tighten the ownership journey across the portfolio and give investors a clearer route from reservation to application.

Khalid Al Malik, Chief Executive Officer, Dubai Holding Real Estate, said Dubai remains one of the world’s most attractive destinations to live and invest.

He said integrating Golden Visa and investor residency procedures into the ownership journey gives buyers greater clarity and confidence as they choose a home.

Meraas and Nakheel are not processing visas directly. Accredited residency specialists will handle the applications. UAE authorities will continue to determine eligibility, required documents, government fees and final approvals.

Who qualifies for the visa?

Dubai Holding Real Estate said the facilitation service covers the main residency routes available to property investors in Dubai, including the 10-year UAE Golden Visa for eligible real estate investors who own property, or a group of properties, worth at least $544,500 (AED 2 million), subject to applicable conditions and regulatory approval.

Dubai Land Department identifies the threshold for a 10-year renewable residence permit for qualifying real estate investors. Golden Visa holders can also sponsor family members, subject to the approval process set by the relevant authorities.

Dubai Holding Real Estate said the service also supports customers seeking other investor residency options available to property owners in Dubai. That widens the offer beyond one visa category and brings both Golden Visa and broader investor residency guidance into the same customer touchpoint.

Existing customers are included in the scope. Company executives said the arrangement gives brokers and internal sales teams a more coordinated process and places documentation guidance at a key decision stage for both new buyers and current owners across the portfolio.

Strategy 2033 sets the market backdrop

Dubai Holding Real Estate linked the initiative to Dubai’s wider push to strengthen its position as a destination for investors, residents and talent.

Company executives said the service also aligns with Dubai Real Estate Sector Strategy 2033, which targets a homeownership rate of 33 per cent and a doubling of the sector’s contribution to Dubai GDP to about $19.9 billion (AED 73 billion).

Dubai Real Estate Sector Strategy 2033 also targets a 70 per cent increase in real estate transactions. Dubai Holding Real Estate is placing residency facilitation inside the sales centre as developers across the emirate compete for international capital, long-stay residents and buyers seeking a combined investment and relocation proposition.

Operationally, the company is keeping a clear line between facilitation and approval. Buyers can receive guidance at the point of sale. Accredited specialists will manage submissions.

UAE authorities will retain control of the criteria, fees and visa issuance. That structure gives Dubai Holding Real Estate an expanded customer service layer without changing the regulatory chain for Golden Visa and investor residency applications.

For Meraas and Nakheel, the addition turns the sales centre into a broader investor service point. For buyers, it joins property selection, residency guidance and application preparation in one location.
